Consistent, fair criteria are applied in compliance with California fair housing laws. Each applicant pays a $45 screening fee — owners do not pay this directly.
Tenants submit maintenance requests through our online portal. Our team coordinates repairs with vetted vendors, tracks every work order from open to close, and documents completed jobs with photos. For routine repairs, we handle coordination on your behalf to keep response times fast. For larger or non-emergency work, we will contact you before proceeding — specific approval thresholds are agreed upon in your management agreement.

Yes. We offer RUBS — Ratio Utility Billing System — which allocates shared utility costs fairly across tenants based on unit size or occupancy. RUBS lets owners recover utility expenses without individually metering each unit, and our team administers the billing automatically.
We charge a percentage of monthly rent collected, agreed upon up front with each owner before any agreement is signed. The rate is tailored to your property and goals — and it is disclosed clearly, with no mystery fees. Our philosophy is transparent pricing: you know what you pay and exactly what you get.

Tenant placement is a flat $1,000. That covers professional photography, listing syndication, a Matterport 3D virtual tour, full tenant screening, showing coordination, and lease preparation. Each applicant pays a $45 screening fee — this is collected from applicants, not added to your bill. If you want hands-off ownership after placement, you can transition into full management at any time.
A few transaction fees apply only when specific events occur: a lease assignment or sublease is $500; a roommate-change addendum is $300; a returned check (NSF) is $25 for the first occurrence and $35 for subsequent ones. These are charged only when the event happens — not as recurring fees.
If you refer another property owner who signs on as a client, you earn $300.
